~ ~ ~ ~ ~ ~ ~ ~ ~ ~ ~
Function Summary: <br> <br>Provide overall management for three
to five projects, depending on size, from pre-construction to
completion.  Work with the projects superintendents and
project teams to ensure successful project completion.
 Ensure client satisfaction. <br> <br>Essential functions:
<br> <br>1.     Develop and strengthen relations with
owners, architects and other external customers. <br> <br>2.
    Perform project estimates from concept through
construction documents. <br> <br>3.     Manage all
project bidding activities. <br> <br>4.     Assist
Superintendent with detailed construction scheduling. <br> <br>5.
    Develop the logistical plan for the project site.
<br> <br>6.     Negotiate, award, write and enforce
contracts with subcontractors.  Ensure that the owners
contract is followed and enforced. <br> <br>7.    
Support the Superintendent and Project Accountant to ensure that
the project budget is followed. <br> <br>8.     Ensure
compliance with bond and insurance requirements. <br> <br>9.
    Maintain subcontractor relations and assist with
conflict resolution. <br> <br>10.     Coordinate
project needs with Project Accountant and other departments. <br>
<br>11.     Coordinate all close-out activities
according to the construction schedule. <br> <br>12.  
  Perform additional duties as assigned.
<br><br><br><B>Requirements: </b><br>Educational level required:
<br> <br>Four year degree in Construction Management,
Construction Engineering, other Engineering; General Business
Management with construction industry experience; Masters in
Business Administration helpful. <br> <br>Experience required:
<br> <br>Five to twelve years experience in construction
management or general construction or as subcontractor in
applicable field. <br> <br>Business/technical knowledge required:
<br> <br>Construction and accounting practices <br> <br>General
business skills required: <br> <br>Setting goals <br>Project
management <br>Budgeting and estimating <br>Report writing
<br>Problem solving <br>Process improvement <br>Customer
orientation <br>Team orientation <br>Detail orientation
<br>Self-motivation <br>Verbal and written communication <br>
<br>Management skills required: <br> <br>Supervision
<br>Motivating employees <br>Performance evaluation
<br>Disciplining employees <br>Employee development and coaching
